In the meantime a potential buyer may arrange for pest and building inspections of the property. When everything is organised we exchange contracts, swapping the one signed by you for the one signed by the purchaser. Settlement is usually 42 days after exchange and this is when the balance of the purchase money is paid and you, having moved out, hand over the keys.
